    Our maintenance fee is part of your all-in management fee — no extra markups, no hidden costs. We don’t charge anything on top when organising repairs. You’ll receive transparent quotes from trusted contractors, and you only pay the actual cost of the job. We never profit off your maintenance.

    Everything. Our all-in management fee covers tenant communication, rent collection, maintenance coordination, inspections, compliance monitoring, and more — with no hidden charges. What you see is what you get.

  • How quickly do you respond to issues?

    We guarantee a same-day response — 7 days a week. If we ever miss that window, you get a month off your management fee. We’re here when others aren’t.

  • How do you find and screen tenants?

    We market your property on Rightmove, Zoopla, and more — for free. Every applicant goes through credit checks, employment verification, landlord references, and affordability checks before we recommend them.

  • Do you handle legal compliance (EPC, Gas, Electrical, etc.)?

    Yes — we proactively track and renew all required safety certificates, including EPCs, gas safety, and EICRs, so you stay fully compliant without lifting a finger.

  • What happens if the tenant falls behind on rent?

    We act fast with automated reminders, personal follow-ups, and fair but firm communication. We offer repayment plan guidance, and if needed, assist with legal notice service. You’ll be fully informed every step of the way.

  • Can I use my own contractors for maintenance and repairs?

    Absolutely. If you have preferred tradespeople, we're happy to coordinate with them. If not, we’ll recommend vetted, reliable contractors we trust — and always get your approval before work begins.

  • How do you handle deposits and disputes?

    We register all deposits with a government-approved scheme (TDS) and provide tenants with the required legal documents. If there's a dispute at the end of a tenancy, we offer expert guidance to help resolve it fairly — and submit evidence on your behalf if needed.

  • Do you manage HMOs and student properties?

    Yes, we specialise in both. From licensing and compliance to room-by-room lettings and tenant turnover, we handle every detail of shared living. We understand the unique demands and deliver a service tailored to your property type.

  • What happens if my tenant wants to leave early?

    We manage the notice process, help re-let the property quickly, and make sure everything stays legally compliant. With our strong marketing and tenant database, we usually fill rooms before the old tenant even moves out.

  • How often do you inspect the property?

    As often as needed — we offer unlimited annual inspections, not just one or two. After each visit, you’ll receive a detailed report with photos and recommendations.

  • Do I have to sign a long-term contract?

    Nope. We offer flexible, no-lock-in agreements — because we believe in earning your trust month after month, not tying you down.
